Is it Really Free, What's the Catch?
Absolutely, with Darwin Laundries, your building or business pays nothing for the laundry equipment, installation or maintenance. There is no catch or hidden fee. Over time, when the tenant or guest uses a washer or dryer, they will pay a small fee. The same concept as if they were using the local laundromat; however, this will be in your own building.
We carefully set a vend price that balances affordability for users while covering the equipment and service expenses. This means you never receive a bill for the machines or their maintenance.
The only upfront costs you may need to consider are any upgrades to utilities that might be necessary to accommodate our machines. While most laundries have the existing utilities required to support our laundry equipment, some older buildings don’t have a 20-amp power outlet that we need to power our electric dryers.
Will Having Commercial Laundry Equipment Increase Our Utility Bills?
In most cases, no – it can help control or reduce utility costs compared to other setups. Our high-efficiency commercial machines use less water and energy per load than older or domestic models. Additionally, because users have to pay per use, they tend to use the laundry equipment only when necessary, rather than wasting water/electricity on many small or unnecessary loads (a common issue when laundry is provided for free).
Many property managers find that switching from free-to-use domestic washers to pay-per-use commercial machines significantly reduces overuse and utility waste. While your property will cover the water and electricity for the laundry room (as is standard), the efficient equipment and moderated usage mean any impact on utilities is minimal and often offset by the elimination of having to purchase machines or handle frequent repairs.

With a cashless payment system, nobody has to hunt for coins or deal with coin-operated machine issues. For communities that still prefer coin operation, we can outfit machines that accept coins as well – but we generally recommend cashless for convenience and security.
Darwin Laundries also provides customer support for any payment issues and can easily refund a resident or guest if a machine isn’t working as it should.
What If A Machine Breaks Down Or Needs Maintenance?
If any machine requires servicing or maintenance, we take care of it promptly and at no cost to you. We have a support process in place to address issues fast. When we install the equipment, we also install clear instructions and a phone number to report directly to us. If a washer or dryer isn’t working properly, a resident/guest can call us to instantly report an issue. We are committed to responding to communications we receive within 24 hours.
If required, we will send a qualified laundry technician to troubleshoot and fix the issue as soon as possible. All maintenance and repair costs are covered by us (except in the case of deliberate misuse or vandalism), so you won’t be invoiced for any service calls or parts. Our goal is to keep every machine running smoothly so that users always find a working washer and dryer available. And if users have any difficulties (like a refund request for a cycle, questions on how to use the machine, etc.), our customer service is ready to assist them directly, taking that burden off you.

After the initial discussion, we’ll provide a detailed proposal for your review. There’s no obligation to move forward until you’re completely comfortable with our proposal. After you have approved our proposal, we will send you a formal lease agreement. After the lease agreement is signed, we handle the rest – scheduling installation and bringing your new laundry facilities online quickly.
